APPLICATION DETAILS for 315 & 327 Royal York Road (at the Mimico GO Station)

An application to amend the Zoning By-law to permit a transit-oriented development (TOD) integrated with the Mimico GO Station for 315 Royal York Road (Metrolinx lands) and 327 Royal York Road (Vandyk lands). The proposal includes two residential towers with heights of 34 and 40-storeys on a 4 to 8-storey podium, a transit facility, and office and retail uses. The application includes a proposed total gross floor area (GFA) of 60,814 m2 (of which 47,623 m2 would be for residential use, 9,730 m2 for office use, 270 m2 for retail use, 1,509 m2 for transit-related uses and 1,682 m2 for storage lockers). This development would contain a total of 686 residential units and a total of 385 vehicular parking spaces within a 3-level below-grade parking garage.

In this case, two more applications have been received and are under review for Site Plan approval and Subdivision approval with abbreviated project descriptions, but the supporting application documents are all under the Zoning By-law Amendment.

PUBLIC CONSULTATIONS

The formal notice of any public meeting held by the City will be sent to:  property owners within 120m (400 feet) of the property; anyone submitting a written request to the City Clerk’s Office to be notified; and anyone providing their name and contact information on (a comment sheet that is brought up by clicking “I agree” to the following).
