A newĀ proposalĀ has been submitted forĀ 327 Royal York Road — the decade-old hole previously owned by Vandyk — stripped of all previously committed community benefits and now soaring to 51 and 55 storeys. 1. TOC Vanished without replacement
The originalĀ Transit-Oriented Community (TOC) dealĀ guaranteed affordable units, a new GO station & bridge.Ā It’s gone. Why did the Province, Metrolinx, and Infrastructure Ontario let those benefits evaporateĀ with no replacement?
2. MZO Revoked
OntarioĀ revoked the Minister’s Zoning Order (MZO)Ā but didn’t impose any new rules. Who does that help — residents or the landowner’s bottom line?
3. Silence on Mimico GO šŸ›¤ļøšŸšŠ
MetrolinxĀ cancelledĀ its agreement without replacement and can’t give a timeline for an overdue accessible Mimico GO upgrade.Ā What’s the plan here?
4. “Mixed-Use”
Is a 1,174-unit skyscraper project with 1 corner store really “mixed-use” — or is it just bedrooms?Ā No daycare, school, doctor, offices, or long-term jobs?
5. ZERO Visitor Parking
Four on-site pick-up/drop-off spots for 1,174 units? Where will delivery vans, ride-shares, trades and visitors actually go? Do Uber Eats + Amazon deliveries soon come by GO train or could this cause even more congestion under our elderly Royal York Bridge?
6. Where do 1,174 condos’ worth of šŸ• dogs go?
The nearest patch of grass is theĀ designatedĀ heritage cemetery next door.
7. āš ļøĀ Zero Affordable Units in a Housing Crisis
With a growing population of residents sleeping in cars and tents, why back skyscrapers that deliverĀ noĀ affordable housing or transit improvement?
8.šŸ’° Zoning for Balance Sheets, Not People
Is zoning now a bailout tool for over-leveraged speculators instead of a lever for affordable housing next to transit?

  1. It’s ridiculous that something like this is approved in an already congested area with minimal parking or green space?! Let alone a plan to increase infrastructure or ways for people to get about. Where is the city planning? This is GREED at its finest.

    Disappointing!! Prioritize the community, not cram jamming as many people into shoe boxes šŸ™„šŸ™„

  2. This is just setting this site up for another failed project. This adds nothing to the community other than more people without any services or jobs. The requirements of the previous proposal should be required for anyone taking over this site. Height restrictions are in place for a reason and should be followed accordingly.

  3. I attended the virtual community meeting hosted by City Planning and it was a farce. Technical glitches prevented many community members from expressing their views/concerns and there were no real opportunities to respond to the flippant, disrespectful responses from the developer. This community deserves a proper ā€œin personā€ consultation and a thorough explanation from Councillor Morley and city planning re: the benefit to the community if this application is approved.
