Proposal to demolish the existing commercial/residential building on the subject lands and redevelop the site with a stepped 9-storey mixed-use building, inclusive of a rooftop mechanical floor, containing retail uses at-grade and residential uses above. The proposed building will contain a total gross floor area of approximately 12,068.46 sq. m (129,903.82 sq. ft.), consisting of 419.6 sq. m. (4,516.5 sq. ft.) of retail space and approximately 11,648.86 sq. m (125,387.29 sq. ft.) of residential (139 dwelling units). Parking is proposed within a three-level underground parking garage containing 141 parking spaces, with a total of 136 bicycle parking spaces.
